Water damage repair
A failed fitting or a slow leak behind a wall — found, contained, dried to a measured standard, then rebuilt by the same licence.
Contra Costa County
A licensed Class B general building contractor, fifteen minutes up the interstate in Rodeo. Water damage is the work we are asked for most inRichmond — and unlike most contractors, we can show you one from start to finish, readings and all.
Three fields and we will call you back. Water jobs go to the top of the list.
A kitchen on a Richmond street lost an under-sink water filter canister. Not a burst pipe — a slow weep into a cabinet base that had been going on long enough to reach the subfloor and the framing behind it.
We contained the room before cutting anything, measured how far the moisture had travelled — including into the dining room, because the laminate floor runs unbroken through the house — removed what was wet, and dried six components to their own goals over six days. Every reading is published, including the day nobody took one and the cabinet that was removed rather than dried.
It is the page we would want to see before letting a stranger open a wall in our own house.

Cabinets, counters, flooring, lighting, plumbing and electrical under one contract and one licence.
Full bathroom rebuilds, including the waterproofing details that decide whether a shower lasts five years or twenty-five.
Richmond runs its own Building Division — it is part of the Community Development Department at 450 Civic Center Plaza, second floor, on (510) 620-6868.
Two details catch people out. The first is that applications now go through the city's iMS portal: the older eTRAKiT system has been retired, so any guide or bookmark written a couple of years ago points somewhere that no longer works. The second is that the permit counter is openmornings only — Monday to Thursday 8:30am to 12:30pm, Friday 9:00am to 12:30pm, with a separate holiday schedule. Turning up at two in the afternoon with a set of plans is a wasted trip.
On what needs one: the city requires a permit to construct, erect, enlarge, alter, move, repair, improve, convert or demolish a building or structure, and publishes a list of exempt work. Most real remodels cross that line somewhere, usually at the electrical. Water-damage repair almost always does, because opening a wall and replacing framing is not finish work.

Our guide explainswhich office issues the permit for your address across the county — and why an open permit becomes a problem years later, when the house is being sold.
The City of Richmond does, through the Building Division in its Community Development Department — 450 Civic Center Plaza, 2nd Floor, (510) 620-6868. Applications go through the city's iMS portal; the older eTRAKiT system has been retired, so a bookmark or a how-to guide written a couple of years ago will send you to the wrong place. The permit counter is open mornings only — Monday to Thursday 8:30am to 12:30pm and Friday 9:00am to 12:30pm — with a separate holiday schedule. Checked 23 October 2026. We make the application and chase the sign-offs as part of the job.
Usually, yes — and this surprises people, because it did not feel like a remodel when it started. Richmond requires a permit to construct, erect, enlarge, alter, move, repair, improve, convert or demolish a building or structure, with a published list of exempt work. Opening a wall, replacing framing, and redoing plumbing or electrical is squarely inside that. The practical risk is not the permit fee; it is an open or missing permit surfacing years later when the house is being sold.
Yes, and rather than ask you to take our word for it, the job is published. A kitchen on a Richmond street lost an under-sink water filter canister; we contained it, mapped how far the moisture had travelled, removed what was wet, and dried six components to their own measured goals over six days. The photographs, the readings and the signed drying log are all on this site.
About fifteen minutes down the interstate, and we are in Richmond regularly. It means no travel charges buried in the estimate and a contractor close enough to come back if something needs attention after the job is done.
Yes — California CSLB #1123274, a Class B general building contractor licence, with insurance in force. You can check the licence yourself on the CSLB website, and our guide walks through how to read the record: we would rather you did.
Call and describe it. We will tell you honestly whether it is a job for us, a job for a plumber, or nothing much at all.
